What is included in a home inspection?
One of the common questions we get on the phone is what is included as part of the home inspection.
The answer is simple yet complex. I think we are asked this as there may be differing answers from inspectors or to assure the caller that we are addressing their particular concern.
In short, A home inspection is a visual inspection of the home. We are trying to get to as many readily accessible areas of the home as we can. I will look at everything from the roof to the foundation, the interior and exterior walls, The exterior grading and flatwork near the dwelling, the heating system, the air conditioning system, the electrical components including the panels, receptacles and switches, the plumbing systems, the fireplace, run the building in kitchen appliances, look in the attic and crawl into the accessible crawlspaces.
What are we not inspecting? We are not focusing on cosmetic issues, we are not doing a pest inspection, we are not testing for environmental concern (lead, asbestos or mold), but if we do see something that we could characterize as mold.
